Step Two is the Work Plan Getting To Know The Local Area, It is important to spend time getting to know the neighborhoods, in order to establish which of them have the look and the feel and the amenities you desire. I will establish an initial set of available properties I will research the market and keep you aware of available properties that meet your criteria daily.

   As your buyers agent I strongly recommend that my clients visit as many properties as possible and make repeat visits to the ones that interest them the most. Your goal should be to eliminate properties that are definite no's and rank properties that are definite possibilities. Computer access that allows me to e-mail new property listings to you, with photos, will save you time. This allows me to send you daily hotsheet listings that meet your criteria, in a hot market.

   As your buyer's agent, I will help you thoroughly research the properties you are interested in purchasing. Our goal will be to establish if there are any existing problems with the property, if the property may be difficult to resell after you purchase it.

   Making Your Selection I believe it is in every buyer's best interest to only make a purchase offer after they have acquired enough information to make an educated buying decision. This information should include establishing which properties represent the best value, which properties offer the most potential for appreciation or depreciation. Which properties offer the most flexibility in making desired improvements or upgrades.

Step Three Making a Purchase Offer Consider the facts. Determine the properties current market value. This is accomplished through a comparative sales analysis of similar properties that have sold within the last 3-6 months. You should also take into consideration what additional items are to be included in the sale. How the purchase price will be paid and what contingencies you want included in the purchase offer. 

   As your Buyers Agent together we will establish a negotiating strategy. I will make the presentation of your purchase offer to the Seller, receive the Seller's counteroffer and negotiate solely on your behalf.

Step Four is Closing the Purchase Your offer has been accepted. You will have a formal contract of sale that will be taken to your Notary or Lawyer for conveyencing the Real Estate transfer. As your buyer's agent, I will assist in all of the following areas while working with your Notary, Lawyer, Mortgage Broker or Bank. To protect your interests if/when problems are encountered along the way. Track the progress of both lawyers and notaries Identify inspections and services that may be beneficial and help you to select qualified professionals to complete the work. Arrange appointments to provide property access for inspections, appraisers and others who may need to see the subject property.  

   I will track the mortgage approval progress and assist with obtaining information and documentation requested by your lender. With my experience I will anticipate potential problems and find creative solutions for them. I monitor the closing process to keep the transaction proceeding smoothly.  

   Prior to the closing, I will arrange a walk through of the property for us to ensure it is in satisfactory condition. I will also accompany you to the closing to make sure everything goes smoothly.
